The calendar synchronizes availability only; Airbnb prices are not imported. AUREN’s direct accommodation rate is 10% below the corresponding Airbnb accommodation rate for the same dates. The final quote confirms the current date-specific price.
- Cleaning: US$200 per stay.

- Community fee: US$550 per rental starting after 15 December, when applicable.
- Separate refundable security deposit: 20% of the rental contract amount.

Payment and cancellation
For general bookings, 100% of the rental amount is payable in advance when confirming the reservation, after owner approval and acceptance of the rental agreement. This payment is non-refundable.
For stays including dates from 15 December onward, a refundable 30% advance payment is required while condominium board approval is pending. The remaining 70% is due upon approval. If approval is not granted, the 30% advance payment is refunded. Once approved and fully paid, the rental payment is non-refundable.
Security deposit and community fee
A separate security deposit of 20% of the rental contract amount applies to direct bookings. It is returned one week after checkout, less any documented deductions under the rental agreement.
The community fee is US$550 per rental that starts after 15 December. The arrival date determines this fee; a stay beginning earlier does not incur the fee solely because it overlaps 15 December.
Guests, condominium admission and house rules
Maximum occupancy is 10 guests, all included in the accommodation rate. The Beach House may be rented to only one family per reservation; multi-family bookings are not accepted. Seasonal stays require the condominium’s tenant admission process and board approval. All guests must be registered, and each guest must provide valid government-issued identification in advance when required for condominium admission.
Private parties and gatherings among registered guests are permitted, subject to the 10-guest maximum and condominium rules. Music must always be moderate: Sunday through Thursday until 11:00 p.m., and Friday and Saturday nights until 3:00 a.m. the following morning. At those cut-off times, music must stop and noise must not disturb neighbors. Guests must care for the house and furnishings, promptly report any issues during the stay, and use air conditioning responsibly. No pets, smoking inside the house, or commercial photography or filming.
Arrival, departure and length of stay
Check-in is from 3:00 p.m. and check-out is by 11:00 a.m., Lima time. Minimum stay: 7 nights. Maximum stay: 30 nights. Book at least 7 days in advance, within the next 3 months. Two preparation nights are reserved before and after each stay.
Pools and facilities
The small terrace pool is private to the house. The large pool belongs to the condominium and is shared, subject to its operating rules. The house also includes laundry facilities and a service bedroom and bathroom; these do not increase the maximum occupancy of 10 guests.
